This is a double lot so it is 150' X 250'. Surveyed. Most lots are not, because the builders who buy the lots don't want to spend the extra $400. They "eye" property lines. Lake lots run anywhere from $20-50,000 for 75' frontage and the depth varies anywhere from 150-250'. Then there is the cost for pilings, piers and etc. There is ample parking at the Pavilion(Snack Shack) for vehicles with trailers. 111 Oswego Drive is one mile to the Pavilion.

Progress
After the offer was made I paid the county to test the site to see if it would perk, because sales are contingent upon approval. Taxes this year were $60+. The driveway apron was put in as part of the covenant. Whenever soil is moved on a lot a permit needs to be pulled and within six months the driveway apron must be installed, either concrete or macadam. Since I raise plant material at home I started landscaping outside the right of way along the road. There was a lot of wild grape at the back of the lot and it all has been removed. I sawed the white oak tree trunks, most up to 18" in diameter, into 5 foot lengths and they are stacked in the middle of the lot, enough wood for quite a few winters. All the brush was chipped as mulch for the landscape planting. I planned on building a house towards the front of the lot, with a basement so the septic would drain, at the county’s suggestion, and water is available with a tap, a community based system. The minimum square footage for a home is 1200 sq. ft. and plans must be approved by the architectural committee. Modular homes are acceptable and we had the first log built home erected this summer. Lake Royale .07 acre lot for sale
Lake Royale is a gated community located in Franklin County, 11 miles east of Louisburg and 32 miles north of the State Capital, Raleigh, with its own lake, athletic field, clubhouse, hiking trail, swimming pool and an adjoining golf course.
The lot is a double lot, .07 of an acre, that has been surveyed and it’s about a mile from beach swimming, snack shack, and boat launch. The address is 111 Oswego Drive, lot 2523 & 2522. There is a homeowners association, dues last year were $454.21 per annum and because it is a gated community, once dues are paid you receive stickers for your vehicles and pocket passes, otherwise you are not allowed onto the property.
